Important To Understand

What is the difference between a townhouse and a stacked townhouse?

Townhouse

A regular townhouse typically is a row house (meaning that it’s joined on either side by another property) and can typically be anywhere from 2 or 3 stories tall. Some townhouses have basements, while others do not.

Owning a townhouse means you have access to every floor of the home. Regular townhouses are also freehold properties, so there are no maintenance fees involved.

Stacked Townhouse

A stacked townhouse typically means you will be occupying one floor, as units are stacked on top of one another to make a townhouse. Think of it as 2 or 3 condo apartments stacked. You will have neighbours living above you, below you, or both if you are living in a middle unit. In a stacked townhouse, every unit owner will have a different entry point into their unit.

Living in a stacked townhouse will involve paying a monthly maintenance fee to the condo corporation. This fee usually pays for access to parking on the premises, general landscaping and repairs of the site, and may include certain utilities like water. Every condo corporation is different, so it’s important to understand the specifics of each project. Due to the smaller size of stacked townhouses, they tend to be more affordable than townhouses and make great starter homes for young couples or small families.

What does free assignment mean?

When a builder permits an assignment, you will be allowed to sell this property to someone else prior to closing. In reality, you’re not actually selling the unit since there is no physical property to sell. Instead, you’ll be assigning your contract to a new buyer who will assume all the terms and conditions of your agreement with the builder. In simple terms, they will take over your contract.

Some builders don’t allow assignments at all. Other builders will allow assignments, but there may be an assignment fee attached to the process. If the property you’re buying comes with a free assignment, it’s important to check the terms of the assignment by your lawyer. What are development charges?

Part of your closing costs when purchasing brand new is the development charges. These are fees that are owed to the municipality, and will pay for things like:

  • Infrastructure costs – Roads, sewage systems, water supply, street lighting, parks, and other public amenities.
  • Utility connection fees – Hydro, water, gas, and other first-time connections.
  • Government levies – Costs associated with the government approval of the property, including development charges, building permits, zoning, and land use approvals.

Development charges are often difficult to determine during the initial sale period, and will be more clear when it comes time to close. In some cases, development charges can become quite costly. As an incentive to buy, some builders will put a cap on the total a buyer will pay. It’s important to understand how much you will be paying in development charges!
